Arrival & Parking
Search “EdenX Holiday Cottages” in your navigation app (Google Maps, Apple Maps etc). Here is a pinned location on Google Maps. Please do not use the postcode alone. The What3Words for your cottage is ///preparing.unfilled.wardrobe.
Parking is available directly outside The Barn.
Please note that check-in is available anytime after 3pm. If you arrive prior to this time, kindly understand that access to the property will not be possible. To access your cottage, please locate the wall-mounted digital keypad. The code will be the last four digits of the mobile number you provided during the booking process. Enter the 4 digits and then the tick symbol.
Hot Tub
Please view our wood-fired hot tub operating guide before use. Incorrect operation can cause damage and prevent the tub from heating correctly. The hot tub will be freshly filled and ready to light. Logs are available in the steel log store next to the hot tub, with additional logs and fire lighters in the Courtyard Barn.
As every guest's log usage is different, we do not include logs within the booking price. An honesty box is available in the Courtyard Barn if you would like to contribute towards the logs used. Contributions are entirely optional and greatly appreciated.
Please be aware that smoke may enter the bedroom if windows are left open while the hot tub is in use. For the quickest heating time, keep the stove well stocked with logs and top it up approximately every 20 minutes.
Please observe the following rules:
- The optimum temperature for the hot tub is 37°C. Do not enter the hot tub if the water temperature exceeds 40°C. Allow it to cool before use.
- Please do not use the hot tub during windy conditions as strong winds may cause debris to become airborne.
- Please shower before entering the hot tub to help keep the water clean and free from oils, lotions and other contaminants.
- Refill the hot tub with fresh water for each use.
- Enter and exit the hot tub slowly. No jumping in the hot tub.
- Please do not consume alcohol or medication while using the hot tub.
- Do not bring glass in or near the hot tub.
- Pregnant and elderly persons should consult a doctor before use.
- Anyone with heart disease, diabetes, high or low blood pressure, or any other medical condition should consult a doctor before using the hot tub.
- It is advised to limit your soak to a maximum of 30 minutes.
- Please turn off the jets and lights after use.
- Never introduce soaps, oils or any other products into the hot tub.
- Please replace the cover after each use and keep all straps clipped in. The wind can be strong and may blow the cover off, causing damage.
- Do not walk, sit or lie on the cover.
Lighting
The cottage uses a smart lighting system.
Lighting is controlled using pre-configured scenes. Simply tap the centre of the keypad to cycle through the available scenes. Double tap the centre of the keypad to turn all lights off.

Bed Linen & Towels
Bed linen and towels are provided for your stay unless you selected the bedding discount option during your booking.
If you selected the bedding discount, please ensure you bring your own bed linen, duvet covers, pillowcases and towels. If you allow dogs on the bed you will need to provide your own duvet.
Please note that the towels provided are for use within the cottage only.
If you intend to use the hot tub, we recommend bringing an additional towel or bathrobe specifically for outdoor use.
Dogs
Please observe the following rules during your stay:
- No dogs on any furniture unless you have brought your own protective blanket to fully cover the furniture. This helps prevent damage to the leather surfaces.
- Dogs must not be left in the cottage alone.
- Dogs must be kept on leads and all dog waste must be properly disposed of in the blue wheelie bin on the drive.
- If your dog is well-trained and demonstrates reliable recall, you may choose to allow them off the lead at your discretion.
BBQ
BBQs can be provided upon request. We keep them in storage when not in use to best protect them from the elements.
Visitors
You're welcome to have visitors during your stay, but please let us know beforehand so we are aware of who is on site. This is important for safety and emergency purposes.
The property is intended for the use of the guests named on the booking only. Visitors may not stay overnight, and the property must not be used for parties, events, or large gatherings.
Mwnt Beach
The way to get down to Mwnt Beach is via the lane. It can usually be walked in around 10-15 minutes, but please be mindful that the return walk has a fairly steep incline.
You can park at Mwnt by displaying your EdenX leaflet in your dashboard. If you are a National Trust member, parking is free for you either way.
Please note that dog restrictions apply on Mwnt Beach from May until the end of September.
There are plenty of other beaches nearby which are dog friendly all year round. The closest is Aberporth, which has a dog-friendly side.
Neighbouring Properties & Construction
We are currently developing the neighbouring properties and gradually converting them into additional holiday lets.
Please rest assured that we will do everything we can to ensure a quiet and undisturbed stay for you.
Due to ongoing construction work and insurance regulations, we kindly ask that you do not enter the other properties by going through the gates or crossing any barriers.

Check Out
Please note that check-out time is 10:00am on your departure date. If you plan to leave earlier, please let us know. This helps ensure we know when the property is no longer occupied in the event of an emergency.
Before you leave, we kindly request that you:
- Leave the cottage clean and tidy.
- Vacuum the cottage to help return it to the same condition as when you arrived.
- Wash and put away any used dishes.
- Empty the BBQ ash into the blue bin if you have used the BBQ.
- Close all windows and lock the doors.

Parking is available directly outside The Lookout. To obtain the key for your cottage, please locate the wall-mounted key safe. The code will be the last four digits of the mobile number you provided during the booking process.
Please take care around the edge of the driveway near the boulders, as there is a drop beyond the retaining wall. For safety, children should be supervised at all times and kept away from the edge.
Hot Tub
The hot tub will be powered up and warming for when you arrive. It may not be fully up to temperature straight away because we fully empty and clean it between each booking.
The optimal temperature for the hot tub is 37°C.
Please observe the following rules:
- Please make sure to shower before and after entering the hot tub. This helps maintain water quality and rinses off any chemicals from your skin after use.
- Enter and exit the hot tub slowly.

Appliances
The cooker will need to be turned on at the wall. Once powered on, press the centre selector button to allow it to operate.
The dishwasher is located next to the fridge freezer. All controls are positioned on the top edge of the door and dishwasher tablets can be found in the cupboard under the sink. Please try to use the dishwasher rather than washing up by hand.
The wall-mounted electric heaters throughout The Lookout are controlled using the menu on the right-hand side. Simply switch the heater on at the wall and adjust the temperature if required. Please do not place anything on top of the heaters as they may become marked.
The electric shower operates as normal but must first be switched on using the pull cord located outside the bathroom door. The shower will illuminate to indicate that it is powered on.
Hot water for the sinks and bath is provided by an immersion heater, which is left on 24 hours a day.
The Smart TV is already switched on at the wall and simply requires the power button on the remote to be pressed. We provide Netflix for our guests. For any other streaming services, you will need to sign in with your own account.

Arrival
Search “EdenX Holiday Cottages” in your navigation app (Google Maps, Apple Maps etc). Please do not rely on the postcode alone. Here is a pinned location on Google Maps. When you enter the driveway, the entrance to the touring pitches is immediately on your right. Please do not continue straight over the cattle grid, as this will take you down to the cottages.
Pitching
Please pitch anywhere along the top of the field, leaving a reasonable distance between other campers and the water point. As the pitches are on grass, levelling blocks are recommended.
Facilities
Fresh water is available at the top of the field. Chemical disposal and bins are available on site and located within the timber clad enclosure.
No Electric Hook-Up
Our touring pitches are non-electric. Please plan your stay accordingly.
BBQs & Fire pits
BBQs and fire pits are welcome. Please be mindful of the smoke with neighbouring campers and it must be kept off the ground to avoid damage to the grass.
Departure
Check out time is 12pm. Please leave your pitch tidy and take all belongings with you.
